Project Highlights
- Identified uncompacted fill beneath foundations as the primary cause of structural settlement.
- Designed a foundation remediation system using replacement helical piers and structural haunches.
- Provided repair design and construction oversight to support the releveling and stabilization of the affected homes.
Project Description
Following the completion of a residential development, 11 residential strucures experienced significant foundation settlement. A detailed evaluation was conducted to identify the source of the movement and develop a practical solution to stabilize and re-level the affected structures.
The investigation determined that the settlement was caused by uncompacted fill beneath portions of the foundations adjacent to a utility alley. Limited access in these areas prevented construction equipment from achieving adequate soil compaction during development, resulting in foundation movement after the homes were completed.
Our team developed a foundation remediation system to re-level and provide long-term support for the affected structures. The repair design included replacement helical piers and structural haunches, with construction oversight provided throughout the remediation process.
